Project Summary:

A dated property and an evicted tenant called for some extensive improvements to happen in a short period, in order to fill the vacancy quickly and increase the rental rate potential. The client currently lives out of country and was unable to oversee the project. Working closely together with the client, the East Vista Home Services Team helped provide practical recommendations that ensured the property was pleasing to prospective tenants, available immediately and within budget.

Solution:

Working from start to finish, our team of experts provided recommendations on what renovations were required for that particular rental market and stayed within the clients budget and timeline. The team clearly identified the key areas to focus on that would provide the biggest return on revenue for the owner. Prior to the tenant leaving, all resources were lined up, to reduce the vacancy time. Once the previous tenant vacated, our team went on site and conducted a thorough Outgoing Inspection. During the inspection, they identified the following:

From the time the client approved the quote, we were able to complete the project, using both internal and external resources in less than four weeks! Two weeks later a very happy tenant moved into their ‘almost’ new rental property.

In six weeks, our team was able to fully upgrade the property, show it to prospective tenants and have it rented. The owner was happy with the results and the new tenants were able to move into a newly freshened up home.
