Project Summary:

A tenant move-out had left a property in need of a quick surface improvement and an urgency to fill the vacancy. The client currently lives out of country and was unable to oversee the project. Working closely together with the client, the East Vista Home Services Team helped provide practical recommendations that ensured the property was pleasing to prospective tenants and available immediately.

Solution:

Working from start to finish, our team of experts provided recommendations on what renovations were required for that particular rental market and stayed within the clients budget and timeline. The team clearly identified the key areas to focus on that would provide the biggest return on revenue for the owner. Prior to the tenant leaving, all resources were lined up, to reduce the vacancy time. Once the previous tenant vacated, our team went on site and conducted a thorough Outgoing Inspection. During the inspection, they identified the following:

Critical areas that needed to be repaired/fixed immediately:

  • Garage and Interior Garbage Removal
  • Exterior Clean-Up (Grass-Cutting, Flower Bed Clean-Out)
  • Ceiling Water Damage
  • Repair & Painting
  • Carpet Cleaning
  • Overall House Cleaning
  • Minor Plumbing Repairs

Other areas that should be improved to enhance the overall rentability:

  • Paint Touch Up on Walls
  • Trim and Door Painting
  • New Microwave/Range Hood Installation
  • New Ceiling Light Fixtures

Long term repairs – these could wait until a later date:

  • Fence Repair
  • Garage Door Painting
  • Exterior Siding and Column Painting
Based on the findings during the inspection, our team quickly put together two detailed estimates that included labour and material costs, plus on-site photos; 1) Estimate for all of the work that could be completed 2) Estimate for only the immediate work that should be completed. The client accepted the second estimate and within a week all of the work had been completed and the property was ready for tenant showings

Result:

As a result of working with East Vista Home Services, the clients goals were made a reality. In less than a month from the old tenant leaving, the new tenants were able to move into a newly freshened up home. Our full-service project management ensured that the quality, budget, and schedule requirements were fully met through careful coordination with contractors, internal partners and the client.
